We are a private land investment company. We are not a real-estate brokerage, not a licensed real-estate agent or broker, not a lender, not a law firm, and not a government agency. We do not represent you in any transaction and we are not acting as your agent or broker unless we have agreed to that separately in writing.
We may buy a property directly for our own account, or, where permitted by law, assign our contractual right to purchase it to another buyer. When we hold a contract rather than title, what we own is a contractual interest in that property, not the property itself, and we describe it that way.
Nothing on this site is an offer to buy any property, and nothing here guarantees a price, a purchase, or a closing date. Any offer we make is separate, in writing, and subject to our review of title, access, zoning, liens, taxes, survey, environmental conditions, and other due diligence. Timelines depend on title work and escrow and can change. You are under no obligation to accept anything we offer.
We do not charge sellers a brokerage commission, because we are not acting as a broker. Where we agree to pay customary closing costs we will say so in the purchase agreement. Any amount that would change what you actually receive at closing, such as unpaid property taxes, liens, or municipal assessments that must be satisfied from proceeds, will be disclosed in writing before you sign.
You agree the information you submit is accurate and that you are the owner of record, an heir or personal representative, or otherwise authorized to discuss a sale of the property.
